Comprent is a founder-led SaaS product built from scratch in response to the Renters Rights Act 2025, the biggest change to UK private renting in 30 years. Every landlord in England now faces a new set of compliance obligations with real financial penalties for non-compliance. Comprent tracks every obligation, generates the required legal documents, and keeps the auditable proof.
Compliance Infrastructure for 2.3 Million Landlords
The platform generates compliance tasks automatically when a property is added. Gas Safety, EPC, EICR, Information Sheet service, deposit protection, Awaab's Law timers, and more. Each task is tracked against its statutory deadline, with evidence upload and a full audit trail exportable as a PDF.
Document generation covers the four document types every landlord now needs: Periodic Tenancy Agreements compliant with the new Act, Proof of Service for the mandatory Information Sheet, Section 13 rent increase notices, and Section 8 possession notices across all 13 statutory grounds with legally accurate notice periods.
Full-Stack Founder Build
Next.js 16 App Router, Supabase with Row Level Security across 12 tables, Stripe subscription billing with webhook lifecycle management, Resend transactional email, and Gemini AI with real-time streaming. All deployed to Vercel with a daily certificate expiry cron at 60, 30, and 7 days.
The AI assistant uses Gemini 3.1 Flash with live portfolio context injected per query. The model knows which properties are overdue, which certificates expire soon, and whether a rent increase is eligible under the 12-month statutory rule. Responses stream in real time. Follow-up question chips are generated by a second Gemini call after each response completes.
Plan gating, trial expiry enforcement, single-use beta invite codes with burn-on-signup, and a full read-only mode for expired accounts are all implemented at the server action layer. Nothing is enforced only on the client.
Editorial Compliance Aesthetic
The design system is built entirely without a component library. No shadcn, no Radix, no Headless UI. Every component from the compliance score ring to the streaming chat interface was built from scratch in Tailwind with a deliberately editorial aesthetic: monochrome base, sage green accent, serif headlines, and a strict grid.
The AI assistant UI mirrors the interaction patterns of modern chat interfaces: collapsible sidebar, auto-resizing textarea, streaming response with cursor blink, follow-up chips, while staying within the Comprent design language rather than defaulting to generic chat chrome.
Shipped, Live, Revenue-Ready
Comprent launched to beta in May 2026 with a structured invite code program. Solo 9/mo, Portfolio 19/mo, Pro 69/mo. The letting agent tier at Pro supports unlimited properties, white-label document generation, and a multi-client management dashboard that groups properties by landlord client with per-client compliance scores.
